A native of Jamestown, New York, and real estate professional since 2004, Garrett has spent his entire professional career in the real estate industry. In 2007 Garrett relocated to Tampa, Florida, where he performed retail and office leasing with “NAI Tampa Bay”, a subsidiary of “NAI Global”. He later worked as a Multifamily Financial Analyst and as a Broker for the Tampa office of “Marcus & Millichap”, a leading commercial real estate investment brokerage by sales volume. Over his 14 year real estate career Garrett has gained operational experience in residential investment and commercial investment real estate ownership, management, construction, and brokerage.
In late 2008 Garrett began capitalizing on the incredible opportunity presented by temporary declining values across the residential and commercial markets and began acquiring undervalued investment rental properties in Tampa, Florida and Western New York. Today his portfolio has grown to over 300 rental properties located in 5 diverse markets. Current real estate holdings include investment properties in Florida, Western New York, Wyoming, Arkansas, and Washington State. Current property ownership in existing portfolios includes holdings in the following asset classes; residential, multifamily, mobile home parks, retail, office, nationally tenanted NNN Lease property. Presently he is actively acquiring “value add” residential and commercial real estate investment assets, primarily in the Tampa, Florida MSA.
Garrett holds real estate licenses in Florida and Pennsylvania. To provide in-house service to his real estate investing operations, he owns and operates two Clearwater, Florida based licensed real estate brokerages, “Coastal Luxury Realty” & “Property Management Solutions of Tampa Bay LLC”. He is also the owner of “Coastal Luxury Construction LLC”.
Garrett has been featured as a Florida market expert on the Real Estate Guys Radio Show, the most downloaded real estate investing podcast on iTunes. During his residency in Pennsylvania, Garrett was appointed by the Governor of Pennsylvania to serve as a Trustee on the Board of Trustees in the State University system where he was responsible for managing an annual operating and capital funds budget of 140 million dollars. He graduated with honors earning a Bachelor of Science degree in Business Administration from Clarion University of Pennsylvania, with dual majors in Real Estate & Personal Financial Planning.

Erica has been a Court Appointed Receiver since 2010 and a Senior Property Director since 2007 at Andrew Bolnick & Associates. Her current and past projects involve the management of multi-family developments, shopping centers, marinas, golf courses, office buildings, industrial projects, vacant land, and hotels.
Responsibilities include direction of assets, creating and editing receiver reports, project supervision over construction, environmental remediation, leasing, sales, marketing, budget management, rent collection, retail management, operations management, and owner/tenant relations for a portfolio in excess of one billion dollars.
